200 ppm. That is 11.7 grains per gallon.
The Town of Fairview water quality report lists a total hardness of 200 ppm as its highest result, with a reported range of 96 to 200 ppm (5.6 to 11.7 grains per gallon). On the USGS hardness scale that is moderately hard to very hard water.
COMMON SIGNS OF HARD WATER
What 11.7 grains per gallon looks like at home.
At about 11.7 grains per gallon, every one of these shows up in Fairview sooner or later. The water test tells you how soon.
Cloudy glassware and white spots the dishwasher cannot rinse off: about 11.7 grains of dried mineral per gallon.
The white crust is limescale. It narrows spray holes and seizes aerators and valves.
Calcium and magnesium react with soap before it foams: more soap, and scum on tubs and shower doors.
The same soap curd settles on skin and hair and does not rinse away.
Minerals bind to fabric and detergent. Towels come out stiff, whites go grey, colors fade sooner.
Scale coats heating elements and clogs small valves, so appliances work harder and fail sooner.
FAIRVIEW’S WATER, BY HARDNESS
Wylie plant water from Lavon and Bois d'Arc lakes, 96 to 200 ppm
Fairview's 2025 water quality report is unusually specific about where the water comes from. It says the town purchases from North Texas MWD Wylie WTP, system TX0430044, and that the plant provides purchased surface water from Lake Lavon and Bois d'Arc Lake; it then prints two full sets of district results, one headed Wylie Water Treatment Plant and one headed Leonard Water Treatment Plant, and lists its own distribution sampling sites at 500 State Highway 5 and 541 Hackberry Drive. The town is one of the North Texas Municipal Water District's customer cities. Two plants in one report means two waters are at least possible in the town's lines, and the report does not say which streets see which; what it does show is how different the two are. The federal SDWIS inventory for the town, system TX0430034, carries a pair of active district connections, Fairview 1 and Fairview 2, and two pumping sites: 500 South Highway 5, with a 1.500 million gallon ground tank, a 1.000 million gallon elevated tank and pumps of 2000 and 1500 gallons a minute, and FM 1378 at Heart Road, with a 1.5 million gallon ground tank and three 2500 gallon a minute pumps.
The figure on this page, 200 ppm as calcium carbonate, is the 2025 total hardness high in the Wylie plant table, with a reported range of 96.0 to 200 ppm, which is 5.6 grains per gallon at one end and 11.7 at the other, moderately hard and very hard. The same Wylie table also carries the previous year's row, total hardness of 105 to 202 ppm dated 2024, and lists total dissolved solids of 271 to 509 ppm, total alkalinity 56.5 to 128 ppm, sodium between 41.9 and 88.0 ppm, calcium between 31.2 and 61.3 and magnesium between 6.27 and 9.44. The Leonard table, which is Bois d'Arc Lake water, reads lower almost everywhere: total hardness 96 to 144 ppm for 2025, about 5.6 to 8.4 grains, with a 2024 row of 112 to 188; calcium 39.7 to 52.4 ppm, magnesium 2.69 ppm, sodium 21.7 to 34.6 ppm, total dissolved solids 194 to 253 ppm and total alkalinity 83.6 to 133 ppm. The district calls its product moderately hard and credits Lavon Lake's minerals, and the two tables are a fair picture of why: the Lavon side of the system carries more calcium, far more magnesium and more than twice the sodium of the Bois d'Arc side. Inside the town's own lines the 2025 report shows chloramines averaging 2.425 ppm across 1.0 to 3.7, lead at 1.3 ppb and copper at 0.949 ppm at the 90th percentile, and a coliform notice from the year.
For a Fairview home the honest reading of its own report is that the water can be anywhere from about 5.6 to 11.7 grains depending on the month, and possibly lower on a day when Leonard water is in the line, but the town's figure, and the one to plan around, is the Wylie plant's 200 ppm high. Hardness this high shows up as the dish spotting and fixture scale in the district's description, and as grit in a water heater that a plumber may eventually need to flush. A softener sized to the 200 ppm end, the 12-grain mark, covers the hardest Lavon month and simply regenerates less often when softer water arrives, and the free water test reports which of the two waters, and which end of the range, your tap holds on the day we take it.

HOW A SOFTENER WORKS
Ion exchange, salt and regeneration.
One tank of resin, one tank of salt, and a valve that runs the cycle.
Resin beads hold sodium ions. Calcium and magnesium swap onto the beads as water passes, and the water leaves at close to zero grains.
When the beads fill up, brine from the salt tank rinses the hardness to the drain and reloads the sodium, metered by the gallons you use.
Calcium, magnesium and a little dissolved iron. Not chlorine, chloramine, PFAS, lead or taste: that is a filter’s job, so see whole house water filtration for Fairview, and a reverse osmosis tap or bottled water delivery for drinking water.
A salt-free water conditioner turns hardness into crystals that stay in the water instead of on heaters and pipes: no salt, no drain, less scale, no relief for soap and skin.
HARDNESS QUESTIONS, ANSWERED
The hard water FAQ for Fairview.
Is Fairview’s water hard?
Yes. Fairview's 2025 report prints the Wylie plant's total hardness at 96.0 to 200 ppm as calcium carbonate, about 5.6 to 11.7 grains per gallon: moderately hard at the low end and very hard at the top. The same report prints the Leonard plant's softer Bois d'Arc Lake water at 96 to 144 ppm, so a Fairview tap can vary with the month and the plant.
Is hard water safe to drink?
Yes. Hardness is calcium and magnesium, minerals with no federal drinking-water limit. It is a plumbing, appliance, soap and skin problem, not a health one.
Does a softener make my water salty?
No. The salt goes down the drain at regeneration; the water carries a little sodium in proportion to the hardness removed, which a reverse osmosis tap removes again.
